Homes: Village of Ladner (Delta)


Ladner is Delta's oldest village, and retains much of its historic fishing-industry-hub charm and is now home to approximately 20,000 working- and middle-class residents. Ladner is on the Fraser River where it meets the Strait of Georgia with North Delta to the east and Tsawwassen to the south. Ladner is bisected by Highway 17, which connects Highway 99 to the BC Ferries terminal at Tsawwassen.

The surrounding agricultural area is pretty, but Highway 17 gets heavy weekend & holiday traffic with tourists heading to Victoria and the Gulf Islands. And for those heading into Vancouver, there are often traffic bottlenecks at the Massey Tunnel underneath the Fraser River.

Lying to the south of the delta of the Fraser River, there are numerous islands just off the mainland that are part of Ladner. Most are small and only reachable by boat, with exceptions like Westham Island, which hosts a large bird sanctuary and is dedicated to protecting and preserving the numerous bird species found in the area, especially bald eagles and various owl species.

Homes
There is plenty of variety in housing, with '70s ranchers, character homes, duplexes, three-bedroom executives, new waterfront townhouses, low-rise condos with river views and strata-title floating homes. The town is experiencing a boom of condominium development.

Homes in Ladner run $624-675,000; floating homes $500,000-650,000; condos can cost $250,000-356,000; and townhouses can set you back $427,000-482,000.

Schools
Ladner's schools are part of the Delta School District #37. Ladner has 6 elementary schools, a junior high and the Delta Secondary School, and one library. French immersion is offered at several schools in the community. There are also the Sacred Heart and Delta Christian schools serving Ladner. Kwantlen College has its campus in Richmond's core, and offers a variety of two-year programs to an average of 4,000 students.

Shopping
There are two shopping areas & malls along the Ladner Trunk Road through town, though many residents head up to Richmond's several larger malls for their power shopping.

Every other Sunday in the summer, the Ladner Village Market takes over the streets for a farmer's market with live music, food, entertainment, fresh local produce and homemade arts and crafts.

Recreation
With its position on the junction of the Fraser River and the Strait of Georgia, recreation is predominated by the water, with a key attraction being Ladner Yacht Club and Captain's Cove Marina. West of town on the Fraser River is the Reifel Bird Sanctuary, a 400-hectare reserve for migratory birds on Westham Island, which also is a popular destination for its numerous organic farms, especially its berry farms. Deas Island Regional Park is just east of town in the middle of the Fraser River. Residents also head south toward Tsawwassen and Boundary Bay for their nice beaches.

Ladner has Delta's civic centre on the west side of Highway 17, complete with a Leisure Centre and 25 meter indoor pool, waterslide and climbing wall. Ladner also has an older outdoor pool located near the public library and community centre. Ladner Village, the older 1930s era part of town, west of Arthur Drive has wide, boulevarded sidewalks, open-air cafes and local shops and is home to the Delta Museum & Archives and one of the oldest town clocks in the Lower Mainland

In May (aroundVictoria Day) is the Ladner Pioneer May Days festival, and at the end of September is Delta Rivermania, celebrating Simon Fraser's journey down the Fraser River.
